LONDON W1T 2ND

Fitzrovia is the rectangle enclosed by Euston Road to the north, Oxford Street to the south, Great Portland Street to the West and Tottenham Court Road to the East. The once forgotten void in the city centre is now praised for its vibrant bar and cafe culture, which makes it a place to be seen, work and live. The area includes Broadcasting House the Charlotte Street Hotel, the Phillipe Starck designed Sanderson Hotel, The Wigmore Hall and the BT Tower. It is also a centre for TV and creative companies including advertising gurus Saatchi and Saatchi. Charlotte Street is one of the most vibrant locations as on-street dining offers a relaxed Mediterranean atmosphere (www.london-eating.co.uk). Fitzroy Square lies to the North of the area and is ever growing in popularity.

The area is a quirky London village with a bohemian flavour and history - William Blake lived in the grandeuse Fitzroy Square and the area has long attracted artists, writers and aesthetes. The area is packed with interesting properties. Modernised blocks house studio and one bedroom flats. Old style and increasingly scarce mansion blocks are being converted to meet the high demand for small compact flats.

The popularity of Bloomsbury has increased tremendously in recent years. Mind you emerge from Russell Square tube through a sea of bemused tourists and you could be forgiven for writing off Bloomsbury as a place to live. But turn a couple of corners and discover a district of elegant squares and hidden mews, offering a wide range of flats and the occasional period houses. Here you can live in the heart of London; the city lies to the east, the West End and theatreland to the South West. The British museum London University, the British Library, and dozens of academic institutions lay scattered around the area with Georgian bone structure and, for so central a location, green and peaceful corners. Lambs Conduit Street has an almost continental feel with shops standing shoulder to shoulder with cafes which spill on to the road - this quiet undiscovered street feels more like Paris than London. Bedford Square that lays just to the East of Tottenham Court Road offers local residents private gardens in which to relax in. Close by you have My Hotel a boutique hotel with a swish bar and Yo Sushi adjoining.

Marylebone's reappearance as a neighbourhood name after half a century of obscurity as a largely commercial area, is part of a wide trend back to city living. Marylebone village is very fashionable once more. Unlike many other "village" names this is no conceit but the reflection of reality; there is a distinct community here. Away from the bustle of Selfridges and John Lewis and the like, lie corners of surprising residential peace and tranquillity. Marylebone High Street is now a smart shop and restaurant centre, with the active connivance of the landlord, The Howard De Walden Estate, which has been promoting the "Marylebone Village" tag for the last half a dozen years.

Homes here range from the eighteenth century to the present day, from studio apartments to flats through to mews cottages and Georgian family mansion houses.

Soho is situated in the heart of the West End within very easy walking distance of a wide variety of boutique shops restaurants and theatres. The area is synonymous with flamboyance, glitz and bright lights attracting a wide range of age groups in the fields of media, advertising, theatre and film. Soho really is fun, lively and very cosmopolitan mixing different cultures and nationalities. The narrow streets and wide range of eateries, café bars and Jazz venues including the world famous Ronnie Scott's Club provides a vibrant atmosphere for all to enjoy. What homes there are in Soho are not immediately apparent, often tucked away behind the scenes. Studios and flats dominate the lists however there is a small range of trendy new loft style apartments but only dozen or so houses in the area.

Covent Garden is a meeting place, alive with the excitement of theatre and opera and with the equal showmanship of its marketplace - it is one of the best places in Central London to walk and talk, to see and be seen. The recently refurbished Royal Opera House and the theatres draw a vast number of visitors and tourists to the area eager to see the shows and performances.

The area is now an extremely popular place to live. Houses are very scarce, there is reckoned to be only six freehold houses in the area. The most available properties are flats above shops and restaurants, or in a selection of enviable purpose built developments.
